A Florida healthcare provider supports individuals with intellectual and developmental disabilities with quality services, life skills training and a family-style living environment where they can establish independent, rewarding lifestyles.

Due to a Covid-19 outbreak, the provider experienced unprecedented operational challenges, and agreed to a change of ownership. Scioto came in as real estate solution in this portfolio deal.

The real estate profile:

  • Four Intermediate Care Facilities (ICF) in a campus style with administration and residential services provided in each location.
  • Locations are in Panama City, Pensacola, Tallahassee, and Fort Walton Beach.
  • 253 beds (each campus has 32 rooms, with either 63 or 64 beds).
  • All residents are high-acuity IDD individuals (highest levels in FL) and typically stay in these IDD licensed facilities for years.

The deal closed for $9,100.000.00 in December 2020.
